When You Build With Purcell Homes
When you and your family choose to build a new home or plan a renovation/extension of your home, it is a significant investment that involves a lot of time as well as spending a large sum of money. Purcell Homes is here to support you and we will do our very best to make this a positive experience for you.
Communication
You can expect open and honest communication from us throughout your build. We will be respectful, and professional and respond in a timely manner. Our operating business hours are 7 am – 4 pm, Monday to Friday. You can expect communication and responses between these hours. In providing a service to you, we expect this to be reciprocated. We may at times set timeframes for when we need information back to us, this is to keep the ball rolling on your project.
At times, in order to provide clear and honest communication, we may give you information or answers that you don’t want to hear. Some decisions may not be possible for a multitude of reasons which we have learned from experience. Our intention is not to be rude but rather to communicate in the most effective way so there is no chance of misunderstanding. We pride ourselves on having good communication and building relationships with our clients as we believe this is crucial to seamless and successful projects. We predominantly use digital documents for our contracts. It is an expectation that you will have access to email and the internet in order to view and sign any contracts.

Schedule
Staff working hours are between 7am and 3pm. If you require any alterations to these hours, it will be agreed upon in discussion with you. You will receive a project schedule so that you have an idea of what is happening and when. Should there be a delay to this schedule for any reason, you will be notified within timeframe.
Site Safety and Access
You can expect the utmost in site safety from Purcell Homes. The workspace will be completely sealed to stop dust and particles from entering your living space and to keep any dangerous materials (eg. saws, nail guns, building waste) away from your family. Access to the building site is strictly limited to trades and subcontractors of Purcell Homes. If you need to arrange a site visit, please contact [email protected] and Steve will be happy to arrange a walk-through with you.
There will be no swearing or smoking on site.
Staff parking to be agreed upon in discussion with you.
Variations
Any changes to the agreed upon scope of works must be approved by both parties in writing before proceeding. Variations may incur a charge.
Amenities
Use of toilet to be agreed upon in discussion with you.

Steve is the founder and director of Purcell Homes. He started the business in 2015 and has grown his team whilst remaining client focused. We are a small, tight-knit construction company with big dreams of creating healthy, sustainable homes by using out-of-the-box thinking and advanced constructions techniques. We are committed to growing our knowledge in the latest construction techniques and products and believe that every person has the right to live in a home that is healthy for themselves and their family.
We will start wherever you are. If you come to us with plans ready to go and selections made, great! We can take it from there.
If you are at the very beginning of your project and don’t know where to start, we can help from here too and guide you through all the ins and outs of designing, planning and building.
To get to the quoting phase (and depending on the scale of your project) we may need architectural plans, engineering plans, council approval and relevant reports. If you are unsure, just ask!
An all-too-common tale is where the home owner (you) employs an architect or designer to design your dream home. They propose a beautiful design that you love, but that has had no guidance in terms of budget, engineering or certification requirements. We (the builder) become the bad guy when we tell you that the design won’t meet your budget or that it will need adjusting in order to be certified. We aim to solve this issue from the get-go.
We offer a consulting package that includes working with designers, engineers, certifiers, so that we are part of the process from the beginning. This collaborative effort means that we can offer input, make any changes required or foresee any issues before the build starts, hit your budget and timeline and have an open and honest relationship with you for the entirety of your project.
This will depend on the scope of your project: what is involved and what planning and approvals are required. If you are planning a bathroom renovation, we can start once we have all of your selections confirmed, a quote is presented to you, and a Preliminary Agreement signed (4-6 weeks).
If you are planning a new home build, home extension or a project requiring architectural and engineering plans, council certification and relevant reports, this process can take at least 4-6 months.
We prefer not to alter plans once the contract is signed and work is progressing as this can cause unnecessary delays. This is why we spend ample time putting together an in-depth, all-inclusive quote for you, ensuring every detail is carefully considered. During this time, you will have every opportunity to ask questions and make alterations as you require.
It is possible to make variations once we have begun, sometimes this is unavoidable, however, this should be kept to a minimum.
Any alterations to the scope of your project must be discussed with Stephen Purcell and may incur a fee.
Payments will be due after each stage of your build is completed (eg. after foundation slab is poured, after frame is built, after the building envelope is sealed, upon practical completion etc).
These payments will not necessarily follow a fortnightly or regular schedule but you can ask for a build schedule at the beginning of your project to have a better idea of when these payments might be due. Our terms state payments are due within 7 days from invoice.
You are allowed to ask questions and seek clarification if there are things that are unclear. We are here to help you through your project from start to finish and we want this to be a positive experience for you!
